Homebuyers in HRM are paying a little more for houses today then they were this time last year.

This is even though total sales of houses in the region are on the decline.

According to a report issued Wednesday by the Nova Scotia Association of Realtors, the average price of a home sold in the Halifax region for the first quarter of 2011 is $257,261. That is an increase of 3.8 per cent.

But for actual sold homes in the region, there is an 11 per cent decrease from last year, to 2,891.

Karen Edwards, the former president of the Nova Scotia Association of Realtors, said it’s no surprise sales are down even though it’s a more balanced market.

“When listings are down there are less properties from which buyers can choose from,” she said. “People feel safer holding on to their investments these days.”

Edwards said the market has remained steady through tough economic times and because of this people are more cautious, resulting in more of a “wait and see” attitude.

When it comes to the future of the housing market in Nova Scotia, Edwards did not want to make any predictions.

“Nova Scotia is made up of such widely divergent communities and widely divergent housing markets,” she said. “Even in a single community houses can have a massive range in price.

“I wouldn’t want to be the one to have to predict that,” she laughed.
